  • How does a radon mitigation system work?

    The most common and effective radon mitigation method is active soil (or sub-slab) depressurization. A contractor drills one or more suction points through the slab or under a vapor barrier in a crawlspace, connects PVC piping to a continuously running fan, and vents the radon-laden soil gas outdoors above the roofline. This creates negative pressure under the home so radon is pulled out before it can enter living spaces. Sub-membrane systems are used for crawlspaces.
  • How effective is mitigation, and how long does installation usually take?

    Properly installed systems commonly reduce radon levels by up to 90–99%, often bringing readings well below 2–4 pCi/L. Installation for a typical home is usually completed in about 4 hours, more time is needed if also mitigating a dirt crawl space. A post-installation test is recommended after the radon mitigation system is installed.
  • What maintenance is needed on a Radon System, and how do I check if the system is working?

    Maintenance is minimal: keep the fan running 24/7, periodically check the manometer (U-tube pressure gauge) to confirm suction, and listen for unusual noises. Fans typically last 5–15+ years and carry a 5-year warranty; many companies offer lifetime system warranties that transfer with the home. The manometer shows the system is creating pressure—it does not show radon levels. Retest the home (short- or long-term) after radon system installation and every 1–2 years.

    The EPA recommends homes be fixed if the radon level is 4 pCi/L (picocuries per liter) or more. Because there is no known safe level of exposure to radon, the EPA also recommends that homeowners consider fixing their home for radon levels between 2 pCi/L and 4 pCi/L. There is no completely “safe” level, but 4.0 pCi/L is the common threshold where the health risk is considered high enough to justify the cost of fixing it. In Utah (and most states), mitigation is not legally required for existing homes, though disclosure is often expected in real estate transactions, and many buyers/sellers choose to mitigate (especially when levels are 2 pCi/L or higher).
